1. Stop Using SMS and Email

Email open rates in India are under 20%, and SMS messages are filtered as spam. The most effective communication channel is WhatsApp. Send a personalized WhatsApp alert containing the exact due amount and direct transfer details.

2. Prevent Manual Bank Detail Friction

Do not force residents to add your bank account as a beneficiary. Provide your direct UPI ID or UPI QR code so they can quickly scan and pay using GPay, PhonePe, or Paytm without adding bank details.

3. Enforce Standard Grace Periods

Set a clear policy: rent is due on the 5th, and a late fee (e.g., ₹50/day) is applied from the 6th onwards. If the system applies the late fee automatically, it removes personal bias and encourages timely payments.
